Specification

 

  • All of the building structures will be of Seismic Reinforced Concrete as stated in the project plans and drawings.
  • Perforated clay building bricks will be used for all the internal and external walls of the buildings as stated in the project plans and drawings. Brick sizes will be 25cm × 10cm × 30cm.
  • External Walls: 3 layers of cement based plaster will appropriately be applied. Special care will be taken to obtain smooth finishing, proper corners and edges. Before the application of undercoat paint, all the walls will be rubbed down smoothly and any cracks will be cut down and filled. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of acrylic based paint will be applied for finishing. There will be no visible brush or roller marks once the painting finishes.
  • Internal Walls: 3 layers of cement based plaster will appropriately be applied and rubbed down to obatain a smooth surface. Special care will be taken to get proper corners and edges. Before the application of undercoat paint, all the walls will be rubbed down smoothly and any cracks will be cut down and filled. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of plastic based paint will be applied for finishing. There will be no visible brush or roller marks once the painting finishes.
  •  Since plywood forming will be used for the structure of the ceilings, there will be some roughness or blemishes at the joints of the plywoods and the corners only. These will be rubbed down in order to have compeletely smooth surfaces. Cement based ready made paste will be applied (S?vateks, Bimteks or equivalent) and surfaces will be rubbed down and cleaned to have them ready for painting. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of plastic based paint will be applied for finishing. There will be no visible brush or roller marks once the painting finishes.
  • Sample applications of the paints, ready made plasters and pastes will be provided by the constuctor according to the wishes of the management. (For painting Marshall, Dyo or equivalent quality paints will be used)
  • Bathrooms,WCs and the spaces between the kitchen top and bottom cupboards will be ceramic tiles on top of two layers of cement based plaster. The ceramic heights of the bathrooms and the WCs will be up to the top level of the room windows. The ceramic tiles will be left in the water for at least 24 hours before use and then will be fixed with 3 milimeter space between them. The ceramic tiles’ value will be up to 10$/SqM. At least 3 alternative of colour and/or type will be presented to the management for their approval before use.
  • Bathrooms and WCs will be covered with ceramic tiles in an appropriate way. The ceramic tiles will be left in the water for at least 24 hours before use. Sample of ceramic tiles will be presented to the management for their approval before use. (The ceramic tiles’ value will be up to 10$/ m2).
  • All the bathrooms and the WCs at the first floor will have 3 mm polyester reinforced isolation on top of 10cm concrete leveling alum. The floor level will be 2 cm below the corridors’ level. The spacing between the fix tiles will be 3 mm.
  • Outdoor terases, balconies, the ladder area, entrance, entrance hall, kitchen and all the corridors will be paved with ceramic tiles(The ceramic tiles’ value will be up to 10$/ m2). There will also be 7 cm high  skirting boards from the same material at all these places.
  • Edges of the balconies, thresholds, steps and windowsills will have 3cm thick travertine.
  • Bedrooms will be paved ceramic tiles as well. (The ceramic tiles’ value will be up to 10$/ m2).
  • The entrance door will be manufactured from MDF material and will be painted in a colour which will be decided by the management. Handles of the doors, stoppers, locks and the hinges will be of the quality of Hafele or equivalent. The management’s approval of the samples provided is required before use of these materials.
  • All internal doors will be American pressed type of which the colour and the details will be determined by the management. Internal doors’ handles, stoppers, locks and the hinges will be of the quality of Hafele or equivalent.
  • All the external doors and windows (except the entrance door) will be double glazed Aluminium, complete with all fixtures and fittings like locks, handles, felts etc. Cross section details will be submitted to the management for approval. All the applications will be started after the approval of the management.
  • All the pergolas will be made and placed in accordance with the original plans and drawings. All the pergolas will be made out of first class Swedish wood and will be painted with appropriate wood protector.
  • All the aleminium fringes will be made according to the project plans and drawings of whic the details are attached.
  • Bedroom wardrobes will be made from laminated material and is going to be rolling type. Their height will be up to the ceiling and one panel will have a mirror fixed on. There will be adequate number of shelves, drawers and hangers. The colour of the wardrobes will be decided by the management.
  • All the kitchen cupboards will be made from laminated material as stated in the original plans and drawings. There will be adequate number of shelves,drawers, dust bin and plate shelves. The hinges will be submerged type. The kitchen sinks will be stainless steel with 2 bowls. Colours of the cupboards and drawers’ handles will be chosen by the management. Fridge, aspirator, cooker, owen and dish washer will be provided by the contractor.
  • All the shower units, toilets and lavatories will be fixed appropriately according to the project plans and drawings.They will all be complete and in good working order . All the lavatories will be of the pedestal type. All showers will be complete with cabin, water mixer and showerhead etc. All armatures will be of first class crom plated type. All the water mixers and taps will be one handle type. Each bathroom and WC will have a toilet paper holder ,soap holder, etagere, one long and one short towel bar. All the materials’ sample will be shown to the management and installation will begin after their approval.
  • Each room with the exception of WCs and bathrooms will have an air conditioning unit. Each villa will have a  boiler and solar heating  unit which will be placed on to the1st floor terrace. Internal hot and cold water piping will be plastic and the external hot and cold water piping will be of galvanized iron piping. All the waste water pipings will be plastic as stated in the project plans and drawings. Rain water drainage  piping will also be plastic and will be fixed outside the buildings.
  • For the roof terrace waterproofing isolation material will be used. For heath isolation 2 cm thick foam will be placed on top of 1 inch layer of gravel  and will be covered with appropriate felt.
  • The main water supply for the site will be provided by the contractor.
  • All the electrical works will be done according to the British Standards and as stated in the electrical project. All the materials used will be EMO ( Chamber of Electrical Engineers) approved. In addition a communal stand by jenerator for the emergency power requirements of the whole site (both villas and apatments) with an output power of 385 KVA will be installed. It will always be ready to provide emergency power supply automatically with a change over mechanism whenever there is a power cut.  
  • The infrastucture of the main electricity supply to the site and the transmission unit (both villas and apartments)  will provided by the contractor.
  • Each Villa will have a fireplace built in the sitting room as stated in the project drawing and plans. Polished natural travertine marble will be used for the covering of the mouth frame.
  • Pools will be of over flowing type built according to the architectual and mechanical projects. Their sizes will be 5m X 10m with a depth of 1.4m. The internal ceramic tiling of the pools will be done after the selection of colours and sizes by the management out of the samples provided by the contractor. Sun bathing area’s floor covering (width 2,5m surrounding the pools)  will be gravel faced precast terrazo tiles with the sizes of 40 cm X 40 cm. The value of these materials will be $10/m2. These materials will be used after the selection of the management from the samples provided by the contractor.
  • The road front part of the project area will have Local Authority approved pavements. There will be car parks as stated in the project.  There will be appropriate wire and/or iron fencing  surrounding the plot area with the exception of road front.
